Supply has risen quite sharply over the past few years, with a number of larger second hand buildings coming back to the market.  Total availability moved up to 1.5m sq ft at the end of Q3 2024, having been at 865,000 sq ft in h1 2022.  The most significant addition to supply in the year to date has been the 200,000 sq ft at the County Hall in Hertford, following Hertfordshire County Council’s downsizing to Stevenage.  The availability rate has now moved to 8.0%.
