Our View

Take up In the North London & Herts industrial market has remained below trend levels over the past two years, with a lack of Big Box deals being completed.  Activity in the first three quarters of 2024 was just under 650,000 sq ft, with full year take up expected to reach 900,000-950,000 sq ft.             

The most active area of the market has been the Mid Box sector, with five deals completing in the year to date.  The Delta Group took two buildings at Spark Park, Bishop’s Stortford, Unit D1 (60,473 sq ft) and Units A1 & A2, which are a combined 53,412 sq ft.   The other major letting in Q3 was the 55,350 sq ft at Delta Park in Enfield to Evri.
